About Us

Tenant Advisors, Inc. is a Schaumburg-based commercial real estate firm that represents office tenants only, never landlords. Founded in 2004 by Tom Koelzer and Dave Ven Horst, the firm has negotiated more than 2,000 office leases for companies across the Chicago area.

Tenant Advisors covers five submarkets: the Northwest Suburbs, O'Hare/Rosemont, the East-West Corridor, the North Suburbs, and the Chicago CBD. Most clients lease between 3,000 and 50,000 square feet, ranging from local businesses and professional firms to national organizations.

Services include lease renewals and renegotiations, relocations, expansions, contractions, lease restructures, sublease strategy, and market benchmarking. Landlords pay the brokerage fee, so there is no cost to tenants.

Tom and Dave have worked in Chicago office leasing since 1986 and served as First Vice Presidents at CBRE before co-founding Tenant Advisors. The firm is a member of ITRA Global, an international network of tenant-only advisors, and a longtime member of the Schaumburg Business Association.
